Background of the Study

Rainwater harvesting, the collection and storage of rainwater for later use, is a sustainable practice that has gained prominence in addressing water scarcity and reducing utility costs. In Nigeria’s real estate sector, this practice has the potential to provide cost-effective water solutions for residential, commercial, and industrial properties, while also promoting environmental sustainability.

With increasing urbanization and water supply challenges, rainwater harvesting offers a viable alternative to traditional water sources. Recent studies, such as those by Okonkwo and Ibrahim (2023), indicate that integrating rainwater harvesting systems into real estate developments can lower operational costs and enhance property value. Despite its potential, adoption remains limited due to inadequate policies, lack of awareness, and technical challenges.

This study explores the effect of rainwater harvesting on business operations in Nigeria’s real estate sector, focusing on its economic and environmental benefits as well as barriers to widespread adoption.

Statement of the Problem

Water scarcity and rising utility costs pose significant challenges to the real estate sector in Nigeria. Although rainwater harvesting presents a cost-effective and sustainable solution, its adoption in real estate developments remains low. Barriers such as limited technical knowledge, high initial investment costs, and the absence of supportive policies impede its integration.

This study investigates the impact of rainwater harvesting on business operations in the real estate sector, identifying its benefits and challenges to promote broader adoption.

Objectives of the Study

  1. To assess the impact of rainwater harvesting on operational costs in Nigeria’s real estate sector.

  2. To identify the challenges hindering the adoption of rainwater harvesting systems in the sector.

  3. To propose strategies for promoting rainwater harvesting in real estate developments.

Research Questions

  1. How does rainwater harvesting affect operational costs in Nigeria’s real estate sector?

  2. What challenges hinder the adoption of rainwater harvesting systems in the sector?

  3. What strategies can promote the adoption of rainwater harvesting in real estate developments?

Research Hypotheses

  1. Rainwater harvesting significantly reduces operational costs in Nigeria’s real estate sector.

  2. Barriers such as high initial costs and lack of technical expertise limit the adoption of rainwater harvesting.

  3. Supportive policies and awareness campaigns can enhance the adoption of rainwater harvesting in the real estate sector.

Scope and Limitations of the Study

The study focuses on the impact of rainwater harvesting on business operations in Nigeria’s real estate sector, examining its benefits, challenges, and potential for adoption. Limitations include variations in adoption rates across different regions and the availability of data on rainwater harvesting systems.
